What an EICR entails

In simple terms, it’s a bit like an MOT test for electrics. 

An Electrical Installation Condition Report, commonly referred to as an ‘EICR,’ assesses the condition of your electrical systems and evaluates their efficiency, with a particular focus on any deterioration or defects. This evaluation ultimately determines the safety of your electrics. 

This is accomplished visually, utilising our wealth of experience alongside our calibrated multifunction testing instruments. Our multifunction testing instrument ensures the identification of non-visible damage to cables hidden within the fabric of the building.  

As part of the testing, engineers will check the condition of the electrics against the UK standard for the safety of electrical installations – BS7671 Requirements for Electrical Installations (IET Wiring Regulations). All our engineers are NICEIC approved electricians with an impeccable understanding of all electrical regulations.  

Specific issues that can be revealed through an EICR test include:  

  • Any issues with circuits or equipment that might overload or overheat the system. 
  • Areas with the risk of electric shock and fire hazards. 
  • Safety concerns related to bonding or earthing of installations and equipment. 
  • Potential faulty electrical work that could lead to malfunctions or injuries. 

How will it work following the EICR

How often should you have an EICR

If you live in a residential property, we advise the property should have one every 5 years. To ensure your property is safe. If you’re a landlord and rent out a property, as of 2021 you’re required to have an EICR every 5 years. We advise having one for every change of tenancy, to ensure an impeccable level of safety for your tenant.

While not legally mandated, maintaining an up to date EICR showcases your adherence to the Health & Safety at Work Act (1974). This shields you from potential claims related to electrical hazards by both employees and customers. Legislation for landlords 

Important points to be aware of if you’re a landlord

  • Regulations require landlords to hold an EICR on record, for their properties.  

  • Properties must be inspected & tested by a qualified and competent electrical engineer, meaning not anyone can carry out an EICR. Please click here to find our certification of approval by NICEIC  

  • Landlords are required to have a new EICR at an interval of at least every 5 years.  

  • Following an EICR being conducted, landlords must obtain and disclose the report to tenants within 28 days of the test date.  

  • Where a report is deemed unsatisfactory, showing remedial work to be done. Works must be completed within 28 days after the test.

If you’re a landlord who rents out a property, it’s crucial to note that starting from 2021, regulations stipulate the requirement of an EICR every 5 years. However, we go a step further by advising that an EICR should be conducted with every change of tenancy. This practice not only fulfils legal obligations but also ensures an exceptional standard of safety for your valued tenants.

  • Visual inspection – where we will identify, mechanical damage to electrical outlets, outlets not working, non-IP rated electrical outlets, undersized cable, and more.  

  • Dead testing – carried out at the board, we will test all circuits for 3 components. These three components are continuity, insulation resistance, and polarity test. This test will identify if there are any poorly connected conductors behind an electrical outlet. As well as this, it will ensure the cable doesn’t have any damage to the insulation around the conductors.  

  • Live testing – this test is to see whether the circuit will disconnect at the correct disconnection speed if a fault was to occur. 

  • RCD testing – This would be carried out on modern consumer units where an RCD is present (now a requirement for every property, stated by regulations). These devices are fitted to prevent fires and shock.

Upon completion of your EICR, we will issue the report within 1-3 working days. The report will include a detailed observation of the condition of your electrics listing circuits, circuit readings, property details, remedials, and more. Alternatively, we offer a same-day delivery service for EICRs, for £19.99+VAT – Where we will carry out the test and have the report sent over that same day.   

Following an unsatisfactory certificate being sent out, we will attach a quotation for all the remedial works flagged up by the EICR. To bring the report up to a satisfactory standard.

Also known as PAT testing. The portable appliance test is a test of electrical appliances through a series of electronic tests & visual inspections. Our competent & qualified electrical engineers will visually inspect the cable and plug coming from your appliances. Looking for any mechanical damage to the cable’s insulation and the plug top. In addition to this, we use calibrated test instruments to uncover the safety & suitability of your electrical appliances.  

PAT testing is extremely popular among landlords, ensuring their appliances are safe for use and meeting the legal requirements to provide high standards of electrical safety in their rental property. 

Following the completion of your PAT test, you’ll receive a detailed report disclosing the following details:  

  • Inventory of all appliances stating name, type, and location  

  • Test results for each appliance  

  • Pass or fail status for each appliance, with an explanation of each failed item.   

  • Pass or fail sticker on all appliances, outlining the date of inspection and the next date of inspection.

Gas safety check  

Our qualified engineers will carry out your safety test on all gas appliances to ensure they’re safe to operate within your property.  

During your gas appliance safety check, our engineers will ensure your appliance: 

  • Is properly set & adjusted, allowing the gas to burn correctly. 

  • Is suitable for the room it’s located in.  

  • Is physically steady, solidly fitted, and securely connected to gas pipework.  

Additionally, our engineer will also make sure: 

  • There’s an adequate and constant air supply that’s suitable for the appliance in place.  

  • All safety devices are functioning well.  

  • Any flues, chimneys, and air vents are operational to their best.  

Upon completion of the gas safety check you will receive a report with a breakdown of: 

  • Gas appliances & type 

  • Faulty gas appliances – including a full explanation of the fault
